Off Plan property Finance Brazil

On a recent trip to Brazil I came across an interesting way to obtain a Brazil mortgage, this is for non residents actually a 100% off plan Finance model.

I have not come across anything similar anywhere in the world I have travelled extensively and purchased property in other emerging real estate markets.

I could not afford a large depsosit of 40% but I could afford monthly payments to get me to the 40% needed, I flew to fortaleza to Inspect the site.and met with some local brokers who arranged the whole thing

The local agent introduced to me a payment plan that alows me to pay the 30% over 2-3 years as they build the property, this is a much better way to gear your saving to buy in Brazil

My monthy payments are $1200 usd and the fees with Legals came to $2000 this includes my CPF number

When the property is constructed I will be given the keys and I can still finance the balance up to 16 years, but will more than likely pay off the balance over 5 years.

I will be able to use the apartment or put a rental tenant or vacation renter into the property; this will give me an Income and pay off the balance.

Allways try to find a location that has a high demand for rental opertunities location location location,

Fortaleza I decided is the best city for me under seven hours flying time from the USA and Europe Delta starts a new direct route fron Atlanta in december and TAP have Daily flights from Lisbon

I watched them work on the new golf coarse in Fortaleza which is nearly completed it will open early 09

There is a new shopping center and 8 new 5 star Hotels underway in the same beach location as the golf coarse

Soccers world cup is being held in Brazil in 214 one of the FIFA rules is that a host citys needs a Metro system Fortaleza is currently building a new public transport system.

When buying investment property in Emerging markets one should think of why you are buying. Is it for a holiday home or to make money or both, you only making your money when you sell?

I chose brazil to buy as the market internaly is very good they predict that because of the local credit market being so good prices will grow by 20% this year and carry on for 10 years more
